Mitchell sheep and cattle producers Don and Kim Noon have put their Maranoa River grazing properties Cedarvale and Gladfield on the market.
Cedarvale, 4909 hectares (12,131 acres), and Gladfield, 3253ha (8707 acres), will be offered separately or together on a walk in, walk out basis (incl. cattle and plant) giving purchasers the opportunity to acquire breeding and backgrounding land with close proximity to the Roma saleyards.
The mixed farming properties are for sale after receiving five inches of rainfall in October.
Cedarvale has been held within the same family since 1964 and is on the market for $4,850,000 including 340 cows and calves, 570 weaners and 12 Rosevale Santa Gertrudis bulls.
Gladfield, which is fully exclusion fenced, is great value at $2,050,000, including 270 cows and calves and 9 Rosevale Santa Gertrudis bulls.
Cedarvale is located 99km from the Roma Saleyards and 55 km from Mitchell, while Gladfield is 38km south of Mitchell on the Mitchell/St George road.
Cedarvale will easily carry 950 AE (400kg) and is currently running 340 pregnancy tested females, to calve before Christmas.
The females range in age from two-year-old heifers to five-year-old cows.
There are approximately 570 mixed sexes weighing around 300kg, with 10/12 Rosevale Santa Gertrudis bulls.
Gladfield will conservatively run 500 A.E (400 kg cattle) or approximately 370 breeders and progeny up to weaner weights and consistently turns off 350 weaners per annum.
Gladfield is currently running approximately 270 breeders (between four and eight years) to calve before December.
The cow herd is annually pregnancy tested and vaccinated for Pesti and Lepto conservatively achieving high 90 per cent pregnancy rates resulting in high calving and weaning rates.
Cedarvale has a charming country homestead with a newly renovated designer kitchen, four bedrooms and two bathrooms all in very good condition.
The homestead is situated in a well-established garden with an artist’s studio, quality guest accommodation, cold room and tennis court.
